Dry Rot fungus -  is like a timber cancer. Dry rot is a fungus which eats wood leaving damp dust. Dry rot needs a source of water but can invade and destroy timber which is not wet - hence it's name. Dry rot can quickly destroy floors and roofs.

silky white sheets or cotton wool like cushions
reddish brown dust of spores on horizontal surfaces

a rotten smell
crumbling of floorboards and structural timber
strong white/grey mycelium ( strands ) which can run for long distances.
rot and cuboidal fractures in surface timbers - sometimes cracks in the skirtings
your table falls through the floor...... ..........this has happened at a dinner party!

Harmfull effects........

destruction of timber and infestation of surrounding timber.
very expensive treatment and rebuilding especially if not tackled quickly and professionally

Diagnosis........

a qualified surveyor can identify dry rot by the fruiting body and the mycelium
